Rental Criteria

APPLICANTS:

  1. Each applicant 18 years of age or older must complete a separate application.
  2. Our application processing fee is $45 per application.
  3. This fee must be paid via PayPal, money order or cashier’s check.

OCCUPANCY POLICY:

  1. Occupancy is based on the number of bedrooms in a unit.  (A bedroom is defined as a habitable room that is intended to be used primarily for sleeping purposes).
  2. The general rule is two persons are allowed per bedroom.  Agent may adopt a more liberal occupancy standard based on factors such as size and configuration of the unit, size and configuration of the bedrooms, and whether any occupants will be infants.

GENERAL STATEMENTS:

  1. Current, positive, government-issued photo identification that allows Agent to adequately screen for criminal and or credit history will be required.
  2. Each applicant will be required to qualify individually or as per specific criteria areas.
  3. Inaccurate, incomplete or falsified information will be grounds for denial of the application.
  4. Any applicant currently using illegal drugs will be denied.  If approved for tenancy and later illegal drug use is confirmed, termination shall result.
  5. Any individual whose tenancy may constitute a direct threat to the health and safety of any individual, the premises, or the property of others, will be denied tenancy.
  6. Denial of one applicant will disqualify the entire application.
  7. All information collected will be used to determine qualification, including credit score.

INCOME CRITERIA:

  1. Household monthly income should be equal to two and one half times stated rent, and must be from a verifiable, legal source. If your rent income does not meet this, you may not qualify.
  2. Current paystubs for the past 3 months will be required.
  3. Applicants using self-employment income will have their records verified through the state corporation commission, and will be required to submit records to verify their income, which records may include the previous year’s tax returns.

RENTAL HISTORY:

  1. Twelve months of verifiable contractual rental history from a current unrelated, third party landlord or home ownership is required.
  2. Three or more 72 hour notices for non-payment of rent within one year will result in a denial of application.
  3. Two or more dishonored checks within one year will result in denial of the application.
  4. Rental history reflecting any past due or unpaid balances to a landlord will result in denial of application. (If debt has been paid, we will require an additional security deposit.)
  5. Rental history including two or more noise disturbances or any other material non-compliance with the rental agreement or rules within the past two years will result in denial of application.
  6. Tenant is required to be eviction free for the past 5 years.
  7. Rental references outside of the past 12 months will not be considered.

CREDIT CRITERIA:

  1. Negative or adverse debt showing on consumer credit report may require additional security deposits.
  2. Three or more past due accounts, judgments, liens or collections (not related to medical expenses) will result in denial of the application.
  3. Discharged Bankruptcy reporting the last 5 years requires an additional deposit. In Bankruptcy currently, application will be denied.
  4. Overall good credit score is important.

Information provided may be made available to other services or agencies for verification either during application or if approved, during occupancy. By completing and submitting this application, applicant(s) does not acquire any rights in any rental unit. Should applicant be approved, the applicant(s) is required within (1) one business day to pay the non‐refundable reservation fee equal to or greater than ½ of the monthly rent amount to hold the property for no more than two (2) weeks from the date this application is received by UChoice Property Management.

CRIMINAL HISTORY:

Upon receipt of the rental application and screening fee, Owner/Agent will conduct a search of public records to determine whether the applicant or any proposed tenant has been convicted of, or pled guilty to or no contest to, any crime.

Any of the following shall be grounds for denial of the rental application:

  1. A conviction, guilty plea or no contest plea for any felony involving serious injury, kidnapping, death, arson, rape, sex crimes, and/or child sex crimes, extensive property damage or drug related offenses (sale, manufacture, delivery or possession with intent to sell), or Class A felony burglary or Class A felony robbery; or
  2. A conviction, guilty plea or no contest plea, where the date of disposition, release or parole has occurred within the last seven years, for any other felony charges; or
  3. A conviction, guilty plea or no contest plea, where the date of disposition, release or parole has occurred within the last seven years, for any misdemeanor or gross misdemeanor involving assault, intimidation, property damage, or weapons charges or that is sex-related or drug-related (sale, manufacture, delivery or possession with intent to sell) or;
  4. A conviction, guilty plea or no contest plea, where the date of disposition, release or parole, has occurred within the last three years, for any B or C misdemeanor in the above categories or those involving criminal trespass I, theft, dishonesty, or prostitution.

PET POLICY:

Most of our properties will consider pets on a case-by-case basis.  The final decision to approve your pet(s) is always the property owner.  A higher deposit and/or pet rent may be applicable – please view the specific pet criteria for the specific property in which you are applying for.  If no criteria is specified in the listing, and pets are accepted, we will assess an additional refundable deposit of $400 per pet and $15/month additional rent.  The following breeds are prohibited due to insurance limitations on liability:   Pit Bulls, Bull Terriers, Staffordshire Terriers, Rottweilers, Mastiffs, Dalmations, Doberman or German Pinschers, Chow Chows, German Shepherds, Huskies, Malamutes, Great Danes, St. Bernards, Akitas, American Bulldogs, Presa Canario, Catahoulas, Beaucerons, Cane Corsos, Dogo Argentinos, Dingos, and Wolf Breeds.  We do not allow any cross breeds related to any of the above breeds.

SMOKING POLICY:

  1. All of our units are smoke free.  No smoking is allowed on the premises, including the garage.
  2. For multi-family units, smoking must be off of the main premises and a minimum of 10 feet away from the property.

MARIJUANA POLICY:

The growing or smoking of marijuana is prohibited in all of our properties.

LATE FEE:    Rent is DUE on the 1st of each month and late if not IN our office by the end of day (5:00 PM) on the 4th (fourth).

  • Late fee is 10.0% of Monthly Rent.
  • $40 charge for dishonored/NSF check, plus bank charges
  • $250 for tampering with a smoke alarm and/or Carbon Monoxide Detector
